The Zoning Board of Appeals primary function is to hear and determine applications for variances from the zoning regulations. Applications for variances require the applicant to prove that there is an extreme or unusual hardship that prevents them from complying with the regulations. Generally the hardship is connected to the land such as topography, wetlands, or other characteristics that are unique to that individual parcel of land. The Zoning Board of Appeals also hears appeals of Zoning Enforcement Cease and Desist orders.
