ZONING BOARD OF APPEALS
REGULAR MEETING MINUTES
THURSDAY, JUNE 17, 2010
PRESENT: Chairperson Gail Lavoie, Amanda Cannon, Jeff Johnson; Alternates Bernie Harrington and Chris Sanders, Martin Connor, AICP, Town Planner/ZEO.
ABSENT: Daniel Kobylenski, Donald Moore.
1. CALL TO ORDER:
Ms. Lavoie called the meeting to order at 7:30PM. Bernie Harrington was seated for Daniel Kobylenski.
2. PUBLIC HEARINGS:
No business was discussed.
3. OLD BUSINESS:
No business was discussed.
4. NEW BUSINESS:
A. Craig Bothroyd for George Fraise, 345 West Hyerdale Drive, 64-Foot Shoreline Setback Variance and 17.9-Foot Side Yard Setback Variance from Section 302.4 for a stone BBQ structure.
Rob LaBon addressed the Board on behalf of the applicant, submitting plans for the BBQ. Zoning Enforcement Officer Martin Connor addressed the Board to explain that the application for variance was the result of an enforcement action as the BBQ had already been built without required approvals. Mr. Connor then entered into the record a Request for Voluntary Compliance, Notice of Violation dated February 21, 2010, and a letter from the Woodridge Lake Property Owners Association to the Town dated September 2, 2009. Mr. Connor, noted that the applicant was requesting a variance and not appealing the enforcement order, stated that the map and application were complete.
MOTION Mr. Johnson, second Mr. Harrington, to accept the application and set a Public Hearing for the July 15, 2010 regular meeting in the matter of Craig Bothroyd for George Fraise, 345 West Hyerdale Drive, 64-Foot Shoreline Setback Variance and 17.9-Foot Side Yard Setback Variance from Section 302.4 for a stone BBQ structure; unanimously approved.
5. READING OF THE MINUTES:
MOTION Ms. Cannon, second Mr. Johnson, to approve the minutes of the September 17, 2009 regular meeting as written; the motion carried with Ms. Cannon abstaining all others in favor.
6. CORRESPONDENCE:
The Board reviewed the letter of resignation submitted by Rista Malanca, Commission Clerk, dated June 8, 2010. The Board also reviewed the Fall 2009 and Winter 2010 issues of the Connecticut Federation of Planning and Zoning Agencies Quarterly Newsletter.

MOTION Mr. Johnson, second Ms. Cannon, to adjourn at 7:45PM; unanimously approved.
